to a well, both provide clean water to the hotel with a pressure pump. The electrical system is to UK/European standards, and we have our own transformer for power supply and a good sized backup
The main hotel internal floors are of a high quality tiled finish. The front reception area also serves as a coffee shop with a high quality Italian Espresso machine, a refrigerator and other appliances with stainless steel workbenches. The area is served by internet from an outside aerial and this provides wireless services to the hotel. The reception area and kitchen has a split air-conditioning system. The front reception area also has quality stylish tables and chairs that are reserved for guest use. The ceiling has fans and all windows are aluminium with screens and blinds.
There are 8 guest rooms in the main building, each has a high quality queen size rattan bed and quality mattress, with high quality imported bed linen. We have 2 queen size bedrooms, and 4 queen bed with single bed rooms (Sleeps 3), we have a double bunk family room that sleeps 4, and also a queen bed with double bunk room that sleeps 4.
There is matching small wardrobe, coffee table and chairs. Each room
has a small refrigerator, flat screen TV with cable channels. Walls are decorated with quality hand painted
and framed oil paintings. All rooms have an air conditioning unit. The ensuite bathroom has toilet, basin and
shower with electric shower water heating unit. High quality bathroom towels
are used. All aluminum windows have
modern blind systems and insect screens. The guest rooms are serviced by a wide
hallway from the front reception area. At the front of the building there is a
store room to serve the restaurant.

Residential House Description
The hotel has a residential house of the same construction on the hill behind the hotel, and this is reached by a concrete staircase. It has 3 double bedrooms, kitchen and living area, shower and toilet. The finish is the same as the main hotel building and has views over Pagudpud, and some sea views of the South China Sea over the coconut palm tops.
We have a full time staff, who we retain permanently, pay according to and above Philippine standards and as a result we don’t have staff turnover or other problems and they work tirelessly and have helped make us successful. Good staff are hard to find. We have trained them in everything from a barista to table waiting and hotel services (everyone comments on how super clean we are) they are right up to Western standards which is very popular. That is the essence of being a boutique hotel.
The sale is offered on a walkin-walkout basis, to maintain seamless business continuation for any new owner. A period of training is also included by the owners so as to preserve the very high standard and rating the business has both locally and internationally.
